Buyers make up their minds in the first few photos. A little preparation before the shoot makes every room look bigger, brighter and easier to imagine living in.
Outside
- Move cars off the drive and away from the front of the house
- Put bins out of sight, round the side or in the garage
- Mow the lawn a day or two before, so it has time to look fresh
- Tidy away hoses, toys and garden tools, and sweep the path
Inside
- Open every curtain and blind, and switch on every light, including lamps
- Clear kitchen worktops apart from one or two nice items
- Hide toiletries, towels on the floor and the washing-up bowl
- Put the toilet seat down and straighten bedding and cushions
- Move pet bowls, beds and litter trays out of shot
The best listing photos look effortless, but almost all of them started with someone moving the bins.
On the day
Plan for 1–2 hours depending on the package. I'll start outside while you finish the last bits indoors, then work room by room. If we're filming a walkthrough or an FPV fly-through, I'll walk the route with you first and agree which doors should be open.
